A BOQ Checklist for Fit-Out Projects

The Bill of Quantities (BOQ) is the real starting point for any accurate quote. The more detailed it is, the closer the quote you receive will be to actual cost, and the clearer your timeline will be.

What should your BOQ include?

  • Project type (hotel, residential, commercial) and star/grade level if applicable
  • Number of units/rooms and how each line item repeats across them
  • Detailed areas for each item (flooring, walls, ceilings)
  • Required specification for each material (marble type, tile size, furniture material)
  • Approved architectural or design drawings, if available
  • Target delivery or opening date

Common mistakes when preparing a BOQ

The most common mistake: sending a generic list with no actual dimensions, or not specifying the required quality level (3-star vs. 5-star), which turns any initial quote into a guess.

What if I don't have a BOQ ready yet?

This is very common in early project stages. In that case, we start with a site visit and measurement to build the BOQ with you from scratch, instead of waiting until one is ready.
